How It Started

How Blue Crane Started

Blue Crane was founded in 2014 by Tom and Steuart Walton, who saw Northwest Arkansas for what it was becoming and decided to build for it. The first projects came through Ropeswing Hospitality Group—restaurants and hotels that helped define Bentonville’s downtown. From there, the focus expanded: office, retail, residential, mixed-use.

The model was simple. Buy the right sites. Design buildings that earn those sites. Own and manage everything. Stay local. Every property in the portfolio sits in Bentonville or Springdale. Every decision gets made by people who live here and plan to stay.

Office buildings with floor-to-ceiling glass and parking that makes sense. Retail spaces on the corners people already walk past. Apartments and townhomes in neighborhoods with momentum. Mixed-use projects that hold a block together.

We don’t build everywhere. We build in the addresses that matter—the locations in Bentonville and Springdale where companies want to be and people choose to live. Tenants include Walmart, Cognizant, Specialized, Faherty, and 21C Museum Hotels. They could lease anywhere. They lease here because the building works and the address means something.

How We Manage

How We Manage

We own every property we develop. That means we manage them too—not as a third-party contractor, but as the owner who’ll still be here in ten years. Leases get renewed when the building works and the tenant feels taken care of. That’s the incentive.

Maintenance is immediate. Systems are redundant. When something breaks, it gets fixed by people who answer to us. The goal isn’t to extract value—it’s to hold it. Properties stay in the portfolio because they’re worth keeping.
